its a suburb of Colorado Springs,

about 45 minutes away. . .

as long as you don't come from a major metropolis,

WIFFTY, that is a great web site you gave. I had investigated several, but that is one I hadnt seen. Thank you

I am a little familiar with the area. My bro lives in Denver and I have been wanting to move closer to him. I have visited the CO springs area and love it, I was not as far south as canon city, but from what I read this is a place I am seriously considering.

My questions dont really involve the area itself, but purchasing land in that area. There are several sites with 35 acre ranchettes that is what I am interested in, similar to the link below.

next time I visit my bro we want to travel down there to check some of these places out. I have never bought vacant land before and Im sure the steps are different from what they are here on the east coast anyway. I want land for a couple of horses and hope to raise alpacas.

The land price seems good, but to build??? I can live with my bro while constructing

BTW I come from rural area close to Philly I have spent quite a bit of my life in the country and on my aunts farm, but my fiance is from NYC and has lived in the city all his life, but he is looking forward to this adventure, he has always hated the city. In the past year we have made quite a few trips to farm fairs to break him in LOL

Last week we went to a real rodeo! It was great!!!

Boy! I tell you what! I lived in a suburb of Denver for 25 years or so and just recently moved out of state to the pacific northwest. Of course, the minute I move, everyone and their mother wants to move to Colorado!

Sunrise, I still don't quite get what you want to know. Do you want to know what land is LIKE in Canon City, or what? That I can tell, Canon City is a medium largish town with the state prison being the major employer. The are is pretty beautiful but it's also somewhat in a more "flat" area of Colorado (from I-25 to Alamosa to Monta Vista toward Canon City, that's not "in the mountains" but nice, flat, medium-sized towns in a valley by the San Juans).

Does THAT answer your questions? I'm a little confused.

I am completing study in ultrasound, and I assume there are hospitals there, radiology centers and the like. I can also travel to CO Springs if necessary so I am not so concerned with employment.

Basically, I am afraid to buy property in an area where basically I dont have experience.

In NJ property must be owned free and clear before you can get a construction loan, basically, this is my question, If I need to take a mortgage now, to own land so I can build in a few years, or do I have to wait for sale of my house here and use those proceeds to buy land outright and then apply for construction loan.

There are also some areas around here where you can buy land, but then basically the land is unbuildable, for instance some areas are under EPA protection from building, I dont know if I could trust an owner or realtor in an area where I am not familiar.

also

is it high tornado area, is extra insurance required for this area?

I think this area would be suitable for alpacas, but I guess I will check with the alpaca association on that

any other helpful info???

Hi Sunrise,
I'm in the metro denver area - it is beautiful down there, and no, not a tornado region (eastern Colorado plains get hit hard).

One thing to be very careful of in those acreage land areas is water. Water is VERY hard to come by and getting harder all the time. Make sure you find out about water rights of the property (ie, if there is a stream running through it, you still may not be allowed to use it) and drilling. Don't take the word of the realtors - check with others around the area and the drillers - you have to go deep for well water.
