Hi everyone. Most of you probably don't know me. I am an oldie and I don't get the chance to post very often.
Anyway, for those who knew me, all is going well. Our DD is 2 and is everything to us. She makes the world a better place.
I finished nursing school, finally, and should be working starting in mid September after I pass my boards. I will be working weekend nights so hubby can take care of her.
We will finally start paying off our bills with the extra money and saving for a house. We are also planning to move to another county, a little farther from all the drama of his extended family and OW, etc. I am always worried that some relative will "slip" and tell DD. Not now, but when she is older.
My worry is that we won't be able to qualify for a house or will only qualify for a lot less due to the CS payment. Is that considered a monthly debt that goes toward that debt to income ratio thing? I don't want to get all excited about saving for a house if we will be renting until 2015. Though we would have a big down payment by then. LOL. Maybe we should do that. We would probably have enough for the whole house!
Would love to hear how and oldies I know are doing as well. Also from anyone who knows about mortgages, etc. And how to put the house in my name so they don't claim it for back support.

Hi happy_girl,
I certainly remember your story. Congratulations on getting through school, and good luck with the certification!
Sounds like you're having a good time with your daughter, and I'm assuming that everything is good marriage-wise. Regarding a mortgage, your CS payment would be considered against your debt, so you need to take that into account. Don't let that stop you from looking for a home, however!

Hey Happy_girl!!!!
Well, you know mostly how we've been doing. Abbi's surgery was mostly a success, but we are still working on specifics with her eyes. Since the surgery, it's been more difficult to keep her glasses on, and she will tell me that she doesn't need them. We'll find out more in 2 weeks at her next appointment.
As for Sailorman and myself, things are going well. We will be at our current duty station for about another year, then we aren't sure where. We can't do any planning until January. Other than getting two kids in braces at the same time, and having our oldest starting high school, nothing major is really happening up here!

My H works in car sales so he has access to credit reports all the time + we also have that big 'debt' looming on our credit report too.
Lenders will look @ that but they will also recognize that it is a CS payment & not just a credit card or something. So that does make a difference.
Also, if there are arrears that are being reported as 'delinquent' (in CA, where we are, arrears are reported delinquent for as long as there is a balance <img border="0" title="" alt="[Frown]" src="images/icons/frown.gif" /> ) You can write a letter to the credit reporting agencies to be included in your credit report whenever there is an inquiry, to say that the 'bill' is for CS that you are currently paying on time, every month.
Be sure to include any other pertinent info for example: that you owe arrears for a child that was on welfare that you didn't know about for 5 years so you have been paying consistenly since paternity was established, ect. That is just an example of info that you might want to include.

tigger-hi! glad things are going okay for you guys! i feel for you with trying to keep her glasses on, i doubt i could ever get DD to wear glasses!

Thanks for the financial info. I figured it counted against our income. But, it should be the only debt. Our combined gross should be about $5000 then and the CS our only bill at $650 (that is arrears and current payment). I hope that me working will help us to be able to qualify since it will up our gross.
KT-thanks for the tips on explaining the CS, etc. It just might help if they see the human side of it, not just the number. Although for some reason, his judgement arrears don't show. Just the arrears from when his employer wasn't sending the checks to them for all that time. And, we can't fix that till we pay off the judgement arrears because money goes to oldest debt first.
